Who is building The Villas?
John Burns, Manager of Black Brook Realty TVN LLC, in Hopkinton, MA. John has been in the construction industry for more than 34 years, and is one of area’s most respected home builders. He has managed and/or developed residential, condominium and commercial properties in 10 different states, and is a licensed Construction Supervisor and Certified Green Building Professional. In addition to building The Villas in Salem, NH, Black Brook Realty is also currently building new homes at two communities in Sutton, MA: The Villas At Pleasant Valley and Leland Hill Estates. John is also passionate about giving back to the community and serves on multiple boards and committees.

How many homes will there be at The Villas?
There will be a total of 96 condominium townhomes built out in 3 phases of construction. We are currently building in Phase I of our neighborhood, which includes 40 homes.

What type of homes are available?
The Villas offers a variety of interior and exterior townhome floorplans to choose from, including 2 Bedrooms, 2 Bedrooms + Study, and 3 Bedrooms, ranging from 2,000 to 2,300 Sq. Ft.

What is the price range?
Townhomes at The Villas start from the Mid $400,000’s.

What is the anticipated occupancy date?
There are currently a few homes in Phase I that are available for immediate move-in, as well as homes for pre-construction purchase.

What are some of the included features?
Townhomes at The Villas offer transitional styling with an open concept main level layout that features high ceilings, hardwood flooring and detailed molding throughout. Stone countertops adorn the Kitchen and Baths, and the Master EnSuite includes a tile-built shower. Each home also features a 2 Car Garage, Covered Balcony off of the Living Room, and a bonus room available for optional finish on the first floor.

What appliances are included?
All Villas townhomes will feature a Stainless-Steel Appliance Suite including Electric Stove, Microwave, Dishwasher, and Refrigerator.

Can I customize my new Villas home?
Yes, during the pre-construction phase you may choose from a wide variety of designer options and finishes from the Builder’s Selections, including cabinetry, countertops, and flooring.

How are the homes heated and cooled?
Each home will feature two zones with a natural gas-fired furnace and central air conditioning.

What will be included in the HOA Fee?
A monthly condominium fee of $358.00 and will include: Landscaping, Irrigation System, Snow Removal for Roadways, Driveways and Front Walkways, Refuse Removal, Professional Management Services, and the Master Insurance Policy.

How will trash and recycling be handled?
The Homeowners Association’s waste disposal vendor will provide each homeowner with 1 barrel, that is to be set out on the driveway on the day of pick up. Both trash and recycling can be co-mingled and will be separated at the Transfer Station.

What utilities will I be responsible for, and who are the service providers?

    Public Water & Sewerage: The City of Salem
    Cable & Telephone: Your choice of Comcast and/or Fairpoint

What is the tax rate in Salem, NH?
The current residential tax rate is $21.61 per $1,000 of valuation.

How are the homes being assessed?
We advise homeowners to assume 100% Assessment for their calculation of Real Estate Tax. In other words, assume the total purchase price of your home as the Assessed Value.

Is there a warranty with the home?
Yes, there is a standard One Year Builder Limited Warranty that is provided from the date of closing. You will also receive the manufacturer warranties on the appliances, tankless water heater and gas fired furnace within the home.

Are there any common amenities?
Yes. As a homeowner at The Villas, you will have access to walking and bike paths that will be built throughout the 170-Acre Tuscan Village master planned mixed-use development that is currently under construction. When complete, Tuscan Village will have over 15+ restaurants, 75+ retail shops, an entertainment center, office space, two hotels, and more.

How will I receive my mail?
There will be mail kiosks conveniently located throughout The Villas neighborhood.

Is The Villas an age-restricted community?
No, our maintenance-free townhomes are available to qualified people of all ages.

Are pets allowed?
Yes, The Villas welcomes your furry family members! 2 Dogs or Cats are allowed per home. Review the Public Offering Statement for details.

What public schools would my children attend?

Does the Builder have financing options available to Buyers?

How do I reserve a new townhome at The Villas?
Once you have found the perfect home, you will submit a non-binding Reservation Agreement along with a deposit of $2,500 to receive the Public Offering Statement and Purchase And Sale documents for review.
