Phase I Homes

Insulation Specifications and R-Values

Seller will install insulation in the dwelling according to the New Hampshire State Building Code. R-values stated are claimed by the manufacturer and should not be taken as an assurance by the Seller as to product performance. Exterior wall(s) shall have a poly vapor barrier.

Plumbing

All water supply pipes inside the Unit will be cross-linked Polyethylene (PEX). All drain and vent pipes will be PVC plastics. Included is washing machine connection in the designated laundry. Laundry water feeds and a drain are included. An exterior only vent hood for the dryer will be installed. A stainless steel kitchen sink with faucet will be installed. Vitreous china sinks and vitreous china water closets will be installed; water closet seats will be molded plastic. All tubs and/or shower units will be one-piece molded fiberglass. All faucets will be dual control. Two exterior sill cocks with interior shutoff valve included in locations designated by builder. Standard color of all plumbing fixtures will be white. Certain colors may carry an additional cost. A tankless hot water heater will be installed.

Electrical Wiring

All internal wiring inside the main power panel will be copper of the correct gauge to comply with Code. A 200-amp circuit breaker panel is included. Separate circuits will be wired for the clothes dryer, microwave, and refrigerator. A complete inter-wired and interconnected smoke-detection system with battery backup is included. A complete inter-wired and interconnected carbon monoxide detection system with battery backup is included. One (1) inter-wired phone outlets, and three (3) inter-wired cable outlets are included. Wiring for the front entry doorbell and one electrical receptacle on the front of the home is included. A fan and light unit will be installed in all full bathrooms. An in-line fan unit will be installed in the first floor half bathroom. Exterior lights will be installed where required by electrical code. Four (4) recessed lights are included with the locations determined by the BUYER. The SELLER supplies builder’s standard lighting package in brushed nickel finish.

Garage Doors

One builder standard non-insulated exterior overhead door to be installed. Garage door openers are included.

Exterior Doors and Locks

Front doors shall be prefinished fiberglass or equal. The other exterior doors will be insulated steel with adjustable thresholds. Exterior locks are included on all exterior doors except sliders.

Windows/Slider

Windows; double hung, fixed and the rear slider shall be white, all vinyl. Windows and the rear slider will be “Low E” thermo-pace glass with encased grills. All operable windows and the rear slider shall receive full screens. Double hung windows shall be tilt-in type.

Driveway

Two coats of asphalt over 1’ rolled and compacted material.

Sewer:

Public.

Water:

Public.

Structure

The lumber will be spruce or fir. The sub flooring will be ¾” tongue and groove. The exterior wall sheathing will be 7/16” strand board. Vinyl siding, stucco, and cultured stone to be installed on the exterior in locations determined by the SELLER. White aluminum gutters and down spouts will be installed. The exterior venting shall consist of full soffit and ridge vent.

Roofing

Architectural type self-sealed asphalt roof shingles with roofing paper will be installed.

Heating System

Two zone warm air featuring a gas fired furnace. Furnace located in the basement. All ductwork, supply and return wrapped with foil wrap. Finish grills, floors and ceilings complete. Two digital thermostats are included.

Walls

All walls and ceilings, first and second floor, to be 1/2” blueboard with skim coat plaster on walls and textured ceilings. All closets to be ½” blueboard with textured plaster finish. 5/8” sheetrock to be used where required for fire resistance per New Hampshire Building Code.

Interior Doors and Millwork

All doors will be hollow core Masonite with brushed nickel finish knobs. Kiln-dried pine paint-grade trim stock will be used for window jambs, casings and baseboards throughout the Unit. Door trim and all interior trim to be paint-grade pine. All window trim to be 3” casing. Baseboards to be 5 ¼” one-piece colonial base. Two piece crown molding will be installed in the dining room, family room, and foyer. Chair rail and picture frame wainscoting will be installed in the foyer, dining room, and stairway to second floor. Stairs to have hardwood oak treads with poplar risers. Hardwood oak treads to have 2 coats of polyurethane applied and the risers are to be painted. Attic access will be provided by having scuttle hole access panel. All bathrooms will have privacy locks installed on entry doors. All other bedroom doors and closets will have two-way passage handsets installed. All closets will have white vinyl shelving installed.

Interior Paint

Interior woodwork will be painted. All trim will be painted with two coats of white semi-gloss latex trim paint. Walls will be painted with two coats of flat latex wall paint. BUYER has choice of two (2) interior paint selections from the Benjamin Moore paint line. Color selected must cover with two (2) coats of paint or the cost of a third coat is the responsibility of the BUYER. Ceilings will be painted with one coat of primer and one coat of flat white latex paint. Other wall or trim paint finishes will carry an additional costs. Closets and the walls leading to the basement will not be painted.

Flooring

  • Hardwood*: 2 ¼” Pre-finished Red Oak Hardwood floors will be installed in the dining room, kitchen, foyer, dinette, and upstairs hallway. Thresholds are not included. Second floor loft (if applicable) has carpeting as standard.
  • Tile: Tile Floors will be installed in the laundry room, and all full and half bathrooms Thresholds are not included. Tile can be chosen from Builder’s Standard selection boards.
  • Carpet: All bedrooms. Carpet can be chosen from the Builder’s Standard selection boards.
  • Vinyl: Installed in the first floor entry level/foyer. Standard is “Alba” to match prefinished red oak flooring and stair treads.
  • *Note: The hardwood, tile, carpet, and vinyl allowances/specifications do not include the garage landing and floor, or the unfinished portion of the basement.

Kitchen Appliances

Standard stainless steel builders appliance package includes microwave, oven/stove, dishwasher, and refrigerator.

Cabinets/Vanities

Cabinets to be included are in the kitchen and all the bathrooms provided by the Seller’s vendor. Kitchen counter tops will be granite from Seller’s selection. Master bath vanity top to be granite chosen from builders selection with a single bowl vanity. All other bathroom and lavatory countertops to be granite from Seller’s selection.

Air Conditioning

Is included.

Seller reserves the right to change any of the specifications described in this agreement provided that the replacement item is of approximately the same value as the item being replaced. SELLER also reserves the right to make appropriate selections whenever BUYER’S selections have not been provided in time for installation. SELLER also reserves the right to make changes in the vendors, suppliers, and materials.

All allowances/specifications include tax, shipping, installation, and venting.

All selections to be made from a list of vendors provided by SELLER.

All specs are in accordance with the New Hampshire Building Code or above those required by law.
